These terms apply to direct bookings made for Kibble Cottage through kibblecottage.co.uk.
1. Booking
Submitting the booking form creates a booking request only. A booking is not confirmed until you receive confirmation from Kibble Cottage.
The person making the booking must be aged 18 or over and accepts these terms on behalf of everyone staying.
2. Maximum occupancy
Kibble Cottage accommodates a maximum of two guests. The number of guests must not exceed the number confirmed in the booking.
3. Payment
The price and payment arrangements will be confirmed when your booking is accepted.
Any deposit or balance must be paid by the date stated in your booking confirmation.
4. Cancellations
If you need to cancel, please contact Kibble Cottage as soon as possible.
Cancellation charges and any refund due will be governed by the cancellation terms provided with your confirmed booking.
Because holiday accommodation is supplied for specific dates, the normal 14-day cooling-off right for online purchases does not generally apply.
Any cancellation charge must remain reasonable and reflect the owner's actual loss.
5. Cancellation by Kibble Cottage
If Kibble Cottage has to cancel your booking because the property cannot be provided, any money paid for the affected booking will be refunded.
6. Arrival and departure
Check-in and check-out times will be provided with your booking confirmation.
Guests must leave the cottage by the stated departure time unless another arrangement has been agreed.
7. Use of the property
Kibble Cottage is provided solely for temporary holiday accommodation.
Guests must:
- take reasonable care of the cottage and its contents
- behave considerately towards neighbours
- not use the property for illegal or commercial purposes
- not sublet or transfer the booking to another person without permission
8. Damage and breakages
Guests are responsible for damage or loss caused by them during their stay, other than reasonable wear and tear.
Please report significant damage or breakages promptly.
Kibble Cottage may seek reasonable reimbursement for damage, loss or exceptional cleaning caused by guests.
9. Smoking, pets and other restrictions
Kibble Cottage is adults only. Children are not permitted to stay at the property.
Dogs and other pets are not permitted.
Smoking and vaping are not permitted inside the cottage.
10. Problems during your stay
Please report any problem with the cottage as soon as reasonably possible so that there is an opportunity to investigate and, where possible, correct it.
11. Events outside our control
Kibble Cottage will not be responsible for circumstances genuinely outside its reasonable control.
Where such circumstances prevent the accommodation from being provided, any refund or alternative arrangement will depend on the circumstances and applicable consumer law.
12. Liability
Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence.
13. Website information
Reasonable care is taken to ensure that descriptions, photographs, facilities and prices shown on the website are accurate.
Minor changes may occasionally occur.
14. Privacy
Personal information supplied when making a booking or enquiry will be handled in accordance with the Kibble Cottage Privacy Policy.
15. Governing law
These terms are governed by the laws of England and Wales.
